What is Residential Conveyancing?

When you are buying or selling a house, you need to get involved in a process known as residential conveyancing. But what does the term 'residential conveyancing' mean? And who can help you understand and get through this process? After all, at such a stressful time as moving home, you've got enough to think about already.

Residential conveyancing is the legal process by which a house or a flat is transferred from the seller to the buyer. Obviously, it is extremely important that this process is carried out correctly. Although it is possible to undertake the conveyancing process yourself, there is a lot of room for error, and mistakes made through ignorance or inexperience can be costly.

For this reason, it is best to engage the services of a solicitor to take care of the residential conveyancing process. Although this adds to the cost of buying or selling property, the reduced risk of a mistake being made during this complex process could save untold amounts.

A solicitor specialising in property law will have the knowledge and experience to steer you through the maze of residential conveyancing quickly and confidently. This leaves you free to concentrate on all the other issues that come with buying or selling your home, such as surveying, arranging mortgages, and getting ready for moving day.

From the 1st of June 2007, it will be compulsory to have a Home Information Pack when buying or selling a home in the UK. This means you will now need searches, office copy entries, an energy performance certificate and all your property particulars collated in advance of marketing your home for sale. Cunningtons Solicitors can help you deal with the added complications arising from Home Information Packs. Cunningtons also offer expert advice and assistance on re-mortgages, home equity release loans, transfers of equity, leasehold extensions and leasehold enfranchisement and tenancy agreements.
