A road that has not been accepted by a Local Authority as a result of not meeting certain standards.

Underpayments.
A reduction in monthly payments.

Underpinning.
The installation of strong foundations underneath primary foundations when the latter have failed or have been found to be inadequate to support the structure above.

Unencumbered Property.
A property that is owned outright with no mortgages, loans or debts secured on it.

Under offer.
A term applied to a property for which the seller has provisionally accepted the buyer’s offer.

Unregistered Land.
This relates to land where ownership is verified by a bundle of deeds that show the passing of title.

UPVC.
A type of stable plastic used in the manufacture of double-glazed window frames, doors and cladding.

Use class.
The designation of land use by the local authority, for example as 'residential'. The 'use class' determines how specific plots of land can be developed, if at all.
